• Mgmt Fees: 8% of monthly rent OR $80.00 (whichever is less)

MARKETING

• Ad in local paper & websites
• Direct phone number & email listed
• Large "For Rent" sign w/ flyers placed on property
• Follow-up on all inquiries

  TENANT RENT

• Rent: Due the last day of the prior month & late if received after noon on the 1st.
• Late Fees: 3% of monthly rent & 1 1/2% for each additional day
• Can issue 3-day notices to pay or quit by the 5th.

 

  LEASE AGREEMENTS / MOVE-IN

• Prepare lease agreement and other forms
• Inspect the property w/ Tenant before/after move-in/out.
• Instruct Tenant(s) of their responsibilities of maintenance etc.

  COLLECTED RENT

• Can pay all authorized expenses
• Rents mailed or direct deposited NLT the 20th

  MAINTENANCE

• First 30 mins free (i.e. we will assess and correct any problems if able to do so under 30 mins free of chage)
• Coordinate all authorized repairs
• Free monthly maintenance (e.g. filter replacements)
• 24/7 Availability
